Greece Golden Visa
A permanent residence permit for investors through property investment in Greece
What Is the Greece Golden Visa?
Widely marketed as the "Greece Golden Visa", the programme is officially the permanent residence permit for investors (type B.5) under article 100 of Greece's Migration Code (Law 5038/2023), as amended by Law 5100/2024. It lets non-EU nationals obtain Greek residence by investing in real estate.
The minimum property value depends on where the property is located and which investment route is used. The current thresholds apply to property purchases made from 1 September 2024 onward, following the amendments introduced by Law 5100/2024.
Investment thresholds by area
Law 5100/2024 sets a higher threshold for high-demand areas and a lower one for the rest of the country. Two additional routes are available anywhere in Greece at a reduced threshold.
- Attica, the Thessaloniki regional unit, the Mykonos and Thira (Santorini) regional units, and islands with more than 3,100 residents (including Evia): EUR 800,000.
- All other areas of Greece: EUR 400,000.
- Every route requires the investment to be concentrated in a single property; where a minimum built size applies, the main areas must be at least 120 m².
- Properties acquired for the residence permit may not be let or sub-let short-term (under 60 days) in the sharing economy, whether or not the listing is on a platform.
These thresholds apply to purchases made from 1 September 2024 onward, under Ministry of Migration and Asylum Circular 9/2024.
Ways to Qualify
Prime areas — EUR 800,000
Attica, the Thessaloniki regional unit, the Mykonos and Thira regional units, and islands with more than 3,100 residents (including Evia), subject to the 120 m² minimum where it applies.
Standard areas — EUR 400,000
All other areas of Greece, subject to the 120 m² minimum where it applies.
Commercial-to-residential conversion — EUR 250,000
Buying non-residential property (for example, commercial premises or a former industrial building) with the main areas converted to residential use, by you or the seller, completed after 5 April 2024 and before the residence permit application, anywhere in Greece. Properties acquired through this route may not be used as a business's registered seat or branch.
Listed-building restoration — EUR 250,000
Buying a listed (preservable) building, or part of one, for restoration or reconstruction, anywhere in Greece. Full restoration must be completed before the first renewal of the permit.
Greek law also provides non-property investment options; Trem Global has not yet confirmed their current terms against an official source, so they are not listed here.
