Malaysia My Second Home (MM2H)

Long-term Malaysian residence for applicants who place a fixed deposit and buy a qualifying home, from the Silver tier's USD 150,000 to the Platinum tier's USD 1,000,000

What Is Malaysia My Second Home?

Malaysia My Second Home (MM2H) is Malaysia's long-stay residence programme for foreigners who place a fixed deposit in a Malaysian financial institution and buy a qualifying home. It is run by the Ministry of Tourism, Arts and Culture through the One Stop Centre (OSC MM2H), and applications must be submitted through a licensed MM2H agent.

The programme has four tiers — Platinum, Gold, Silver and the Special Economic Zone/Special Financial Zone (SEZ/SFZ) route tied to Forest City, Johor — each with its own fixed-deposit amount, compulsory home-purchase price and pass duration. The Malaysia Premium Visa Programme (PVIP) is a separate scheme not covered on this page.

Property Rules: Compulsory Purchase and a 10-Year Resale Ban

Two rules apply across every MM2H tier:

  • After approval, you must buy and own a residence at or above your tier's minimum price (RM600,000 Silver, RM1,000,000 Gold, RM2,000,000 Platinum, or the price set for the Forest City SEZ development). Selling the property is not allowed for 10 years, though upgrading to a higher-value property is permitted.
  • You may withdraw a maximum of 50% of your fixed deposit's principal value after approval, and only for buying your residence, or for education, medical or tourism-related spending in Malaysia.

The Four MM2H Tiers

Silver — USD 150,000

A fixed deposit of USD 150,000 in a Malaysian financial institution licensed under the Financial Services Act 2013 or the Islamic Financial Services Act 2013, plus a compulsory home purchase of RM600,000 or above. Business and paid employment in Malaysia are not allowed. 5-year pass with a Multiple Entry Visa, renewable.

Gold — USD 500,000

A fixed deposit of USD 500,000, plus a compulsory home purchase of RM1,000,000 or above. Business and paid employment in Malaysia are not allowed. 15-year pass with a Multiple Entry Visa, renewable.

Platinum — USD 1,000,000

A fixed deposit of USD 1,000,000, plus a compulsory home purchase of RM2,000,000 or above. Unlike the other tiers, business and investment activity and career opportunities in Malaysia are permissible. 20-year pass with a Multiple Entry Visa, renewable.

Special Economic Zone (SEZ/SFZ), Forest City, Johor — from USD 32,000

A fixed deposit of USD 65,000 for applicants aged 21 to 49, or USD 32,000 for applicants aged 50 and above, plus a compulsory property purchase in the Forest City Special Economic Zone/Special Financial Zone in Johor. Business and paid employment in Malaysia are not allowed. 10-year pass with a Multiple Entry Visa, renewable.

The Silver tier is the lowest fixed-deposit amount available nationwide; the SEZ/SFZ route is lower but tied to property in Forest City, Johor only. Source: mm2h.gov.my, category pages for each tier (checked on 24 September 2026).

Who Can Apply?

To apply for MM2H, you must:

  • Be aged 25 or above for the Silver, Gold and Platinum tiers, or 21 or above for the SEZ/SFZ route, and come from a country that has diplomatic relations with Malaysia.
  • Apply through a licensed MM2H agent, who submits your application to the One Stop Centre (OSC MM2H).
  • Place the fixed deposit required for your chosen tier in a Malaysian licensed financial institution, and commit to the compulsory home purchase for that tier, after conditional approval.
  • Pass the programme's mandatory medical check-up and provide the supporting documents OSC MM2H requires (proof of funds, passport, and other identity and financial documents).

Who Can Be Included?

MM2H allows a wide group of dependants:

  • Your spouse.
  • Children under 21, or aged 21 to 34 if unemployed and single; disabled children of any age.
  • Your parents and parents-in-law.

Fees

Costs on top of the fixed deposit and property purchase:

  • A one-off participating fee: RM1,000 for the Silver and SEZ/SFZ tiers, RM3,000 for Gold, and RM200,000 for Platinum, payable for the principal applicant only, with no participating fee for dependants.
  • A processing fee of RM5,000 for the principal applicant and RM2,500 for each dependant.
  • Renewal fees: during the programme term, the pass sticker is renewed every five years (or with your passport) for a visa fee of RM0-RM50 depending on nationality plus a fixed pass fee of RM500 per year; once the tier's full term is completed, renewal every five years costs RM1,500 Silver, RM3,000 Gold, RM5,000 Platinum or RM300 SEZ/SFZ.

Application Process

  1. Choose your tier (Platinum, Gold, Silver or SEZ/SFZ) and engage a licensed MM2H agent to prepare and submit your application to the One Stop Centre (OSC MM2H).
  2. Submit proof of funds, passport copies and the other documents OSC MM2H requires for you and any dependants.
  3. Receive approval to participate, complete the compulsory medical check-up for you and your dependants at a panel clinic or hospital appointed by the Ministry of Tourism, Arts and Culture, then open a fixed-deposit account at a Malaysian licensed financial institution for your tier's amount and commit to purchasing a qualifying residence.
  4. OSC MM2H verifies your fixed deposit and property purchase or purchase commitment, then issues your MM2H pass with a Multiple Entry Visa for your tier's validity period (5, 10, 15 or 20 years).
  5. Maintain your fixed deposit and qualifying property, meet the tier's stay requirement, and apply to renew your pass before it expires.

Frequently Asked Questions

The core cost is your tier's fixed deposit (USD 150,000 Silver, USD 500,000 Gold, USD 1,000,000 Platinum, or USD 32,000-65,000 for SEZ/SFZ, depending on age) plus your tier's compulsory home purchase (from RM600,000 Silver to RM2,000,000 Platinum, or the SEZ price at Forest City). On top of that, you pay a one-off participating fee (RM1,000 to RM200,000 depending on tier) and a processing fee of RM5,000 for the principal applicant plus RM2,500 per dependant.

Yes. Your spouse, children under 21 (or 21 to 34 if unemployed and single), disabled children of any age, and your parents and parents-in-law can all be included as dependants, with no separate participating fee for them.

Trem Global has not found a single published overall processing time from application to MM2H pass issuance on the official portal — contact us for a current estimate based on your tier and documentation.

MM2H's official portal states that participants aged below 50 must be present in Malaysia for 90 days (cumulative) in a year, a requirement the principal and dependants can meet between them, while participants aged 50 and above face no minimum stay requirement.

Every tier requires you to buy and own a residence at or above your tier's minimum price after approval, and you cannot sell it for 10 years (upgrading to a higher-value property is allowed). You may withdraw up to 50% of your fixed deposit's principal value for the purchase, or for education, medical or tourism spending in Malaysia.

MM2H's official pages describe it as a long-stay residence pass, renewable for its tier's term. Trem Global has not found a published path from MM2H to Malaysian permanent residence or citizenship on an official source — contact us for guidance specific to your situation.

On the Silver, Gold and SEZ/SFZ tiers, business and investment activity and career opportunities in Malaysia are not allowed. The Platinum tier is the exception: MM2H's Platinum page lists both business and investment activity and career opportunities in Malaysia as permissible.
