Thailand Long-Term Resident (LTR) Visa
A 10-year renewable Thai visa for asset owners who invest at least USD 500,000 in Thailand, and for qualifying retirees with a stable passive income
What Is the LTR Visa?
The Long-Term Resident (LTR) Visa is a 10-year Thai visa administered by Thailand's Board of Investment (BOI) for four categories of applicant. This page covers the two categories open to investors and retirees: Wealthy Global Citizen and Wealthy Pensioner.
Wealthy Global Citizen applicants own at least USD 1,000,000 in global or Thai assets and invest at least USD 500,000 in Thailand through government bonds, a registered Thai company or Thai property. Wealthy Pensioner applicants are aged 50 or above with a qualifying passive income, which can reduce or remove the investment requirement. Both categories also need health insurance or a Thai bank deposit.
Wealthy Global Citizen and Wealthy Pensioner Routes
Wealthy Global Citizen — USD 500,000
Own at least USD 1,000,000 in global or Thai assets in your own name, and invest at least USD 500,000 in Thailand through Thai government bonds with at least 5 years left to maturity, direct investment in a registered Thai company, Thai property, or a combination of these. The Thai investment can count towards the USD 1,000,000 asset total.
Wealthy Pensioner — income only
Be aged 50 or above with a stable passive income of at least USD 80,000 a year (pension, rental income, dividends or capital gains; earned salary does not count). No separate investment in Thailand is required on this route.
Wealthy Pensioner — reduced income plus USD 250,000
Be aged 50 or above with a passive income of USD 40,000 to USD 79,999 a year, plus an investment in Thailand of at least USD 250,000 through the same government bonds, company investment or property options as the Wealthy Global Citizen route.
The Wealthy Global Citizen route is the lowest investment route open to applicants of any age; the Wealthy Pensioner routes are restricted to applicants aged 50 and above with a qualifying passive income. Source: Thailand Board of Investment, ltr.boi.go.th (checked on 24 September 2026).
Who Can Apply?
To qualify under either category, you must:
- Meet the Wealthy Global Citizen asset and investment thresholds, or the Wealthy Pensioner age and income thresholds, holding the qualifying assets, investment or income in your own name.
- Hold health insurance covering at least USD 50,000, be currently covered by the Thai Social Security scheme, or hold at least USD 100,000 on deposit in a bank account for 12 months or more.
- Submit your application and supporting documents to the Board of Investment's LTR Visa Unit, which reviews eligibility before passing qualifying applications to Thai Immigration for visa issuance.
- Have already made the qualifying investment and hold the qualifying assets in your own name before you apply, and maintain every condition for the life of the visa.
Who Can Be Included?
The LTR Visa allows a limited group of dependants:
- Your spouse, in a marriage that is legally recognised.
- Your children under 20 years old, up to a maximum of 4 dependants in total per LTR Visa holder.
- Each dependant must separately meet the health insurance, Thai Social Security or bank deposit requirement (at least USD 25,000 on deposit per dependant, if using that option).
Fees
Costs on top of the investment or income requirement:
- The Board of Investment's application and eligibility review are free of charge. Once approved, you pay a visa issuance fee of 50,000 Thai baht per person if you collect the visa in Thailand, due on your appointment date at the Immigration Bureau office at the Thailand Investment and Expat Services Center (TIESC) in Bangkok. If you collect it at a Thai embassy or consulate abroad, BOI states the fee may vary and can be considerably higher.
- Your government bonds, Thai company investment or Thai property remain your own asset; they are not a fee, and are separate from and additional to the visa issuance fee above.
- LTR Visa holders do not pay separately for re-entry permits (multiple re-entry is included with the visa) and report their address to Immigration once a year rather than every 90 days.
Application Process
- Confirm you meet the Wealthy Global Citizen or Wealthy Pensioner criteria and gather your supporting documents: proof of assets, income, or your bond, company or property investment, and your health insurance, Social Security or bank deposit evidence.
- Submit your application to the Board of Investment's LTR Visa Unit online. BOI's own published timeline allows around 3 working days for its initial document review.
- BOI passes eligible applications to the relevant government agencies for further consideration, a stage BOI's timeline allows around 17 working days for, longer if extra documents are requested; if you qualify, BOI issues a Notification of Qualification Endorsement, valid for 60 days.
- Within 60 days, apply for the LTR Visa using your endorsement letter, either at the Thailand Investment and Expat Services Center (TIESC) in Bangkok or at a Thai embassy or consulate abroad, and pay the visa issuance fee (50,000 baht in Thailand; the fee abroad may differ).
- If you plan to work, apply for a Digital Work Permit after your visa is issued; BOI's timeline allows a further 3-5 working days for this step; BOI lists a fee of 3,000 baht a year to maintain the work permit.
Trem Global has not found a single published overall processing time from application to visa issuance; the working-day figures above are BOI's own stage-by-stage estimates on its application timeline page and depend on how quickly you provide documents.
