Residence in Türkiye
Explore residence permit options through property ownership and qualifying investment.
“Turkey Golden Visa” is a marketing term widely used by international investors. Under Turkish law, the routes on this page are short-term residence permits under Law No. 6458: the home-owner route is based on property ownership (Article 31(1)(b)) and the investor route on investment grounds (Article 31(1)(j)). There is no separate piece of legislation named “Golden Visa”.
Find the Residence Route That Fits Your Plans
Whether you are looking for a home in Türkiye or considering a qualifying investment, understanding the available residence routes is an important first step.
Property ownership and qualifying investment provide different grounds for a residence application. The appropriate route depends on your intended use of the property, personal circumstances and long-term plans.
Trem Global helps you compare these options, evaluate properties and understand the steps involved before making a purchase.
This page focuses on home-owner and investor residence options. Other residence categories may apply depending on your circumstances.
Two Property-Based Residence Options
Home-Owner Residence
USD 200,000
Minimum home value, expressed in Turkish lira at acquisition
For people who intend to live in a home they own in Türkiye.
The property must be residential and used by the applicant as a home. It cannot be used for rental or similar income-generating purposes under this residence basis.
Investor Residence
USD 400,000
Minimum qualifying real estate investment
For people applying through the qualifying investor route.
The real estate investment requires a three-year non-sale restriction and official confirmation of investment eligibility.
Both options are subject to additional requirements and official approval. Meeting the property value threshold alone does not guarantee a residence permit.
Residence Through Home Ownership
If your goal is to live in your own home in Türkiye, the home-owner residence route may be relevant to your plans.
Before purchasing, check the property’s residential status, ownership details, location and suitability for your intended use. The advertised price alone is not proof that the residence requirements are satisfied.
Your property search should also consider everyday needs, such as transport, access to services and the surrounding neighbourhood.
Trem Global can help you shortlist homes and coordinate the relevant checks before you commit to a purchase.
Residence Through Qualifying Investment
The investor residence route has its own investment, documentation and application requirements.
For real estate, the property and transaction must qualify for the selected route. Residential or commercial properties may be considered, subject to the applicable conditions.
Other qualifying investment categories are also available. The appropriate option should be assessed against your objectives and circumstances.
Before proceeding, review the transaction structure, payment documentation, registration requirements and ongoing obligations with the relevant professionals.
What Should You Check Before Applying?
Start by identifying the residence category that matches your plans.
Before choosing a property or preparing an application, review:
- Your intended use of the property.
- Your eligibility to acquire the selected property.
- The property’s legal status and ownership records.
- Any location or registration restrictions relevant to your application.
- The requirements of the selected residence route.
- Your family’s circumstances and documentation needs.
- Purchase expenses and ongoing ownership costs.
A property purchase and a residence application are separate processes. Both should be planned together before you proceed.
Permit Duration and Renewal
Both routes discussed here fall within the short-term residence permit framework.
Short-term permits are generally issued for up to two years, while qualifying investor permits may be issued for up to five years. The actual period granted depends on the applicable category and official assessment.
Renewal requires a separate application and continued compliance with the relevant conditions. Neither route provides automatic permanent residence.
Planning Residence for Your Family
If you plan to move with your family, review the residence options for each person from the beginning.
The appropriate application basis can differ according to the selected route, ownership arrangements, family relationships and dependency circumstances.
Our team can help coordinate a family document checklist and identify which questions need to be addressed before you proceed.

Planning to Work in Türkiye?
A residence permit alone does not grant the right to work. Employment or work within your own business may require a separate work permit or a valid exemption.
Discuss your work plans alongside your residence objectives so that the appropriate requirements can be assessed.
Residence and Citizenship Are Different Processes
Owning a property or holding a residence permit does not automatically make you a Turkish citizen.
If citizenship is your objective, the qualifying investment and citizenship application requirements should be assessed separately before purchase.
